K3YHOLD (pronounced “keyhold”) is an Arizona company building AI voice agents for residential property maintenance. The agent runs the whole maintenance loop on the phone, outbound and inbound: it takes the tenant’s report, calls vendors to scope the job and book the visit, and calls the owner when something needs approval. This is not an answering service — the calls that move a repair forward are the ones it places. A named human holds every decision that matters, it runs alongside your existing property-management software, and every call discloses that it is recorded.

The work behind the cabinet

Maintenance is four phone calls. All four are the job.

Every repair runs the same four conversations, and each one is a call somebody has to make, chase, or miss.

  • Tenant intake. Someone reports a problem. Most reports arrive incomplete — no photo, no access instructions, no way to tell urgent from annoying. The agent keeps asking until the ticket is actually actionable.
  • Vendor sourcing. Finding a trade who picks up, works that category, and will take the job at the scope described. This is the loop that runs on voicemail and callbacks.
  • Booking. Matching a vendor’s availability to a tenant’s window and confirming it with both, so nobody waits at an empty unit.
  • Owner approval. Anything above the owner’s standing limit stops and waits for a person — deliberately.

Where the human stays

It is not a chatbot, and it is not autonomous. Those are two different promises and K3YHOLD makes neither. Owners set standing rules once; under the limit the agent acts, and above the limit — or any time the agent is uncertain — the job parks as a durable decision record on a named person’s dashboard. Nothing moves until they decide, and nothing irreversible happens without a recorded human decision.

There is also a list of things it will not do at all: spend above a limit, skip the recording disclosure, take access codes on a recorded line, or keep calling a vendor who has said stop.

At 2am

At 2am the question is not which vendor is cheapest, it is whether anyone picks up. Anything touching life safety goes to 911 first, every time. After that the agent works a pre-vetted emergency roster instead of comparison shopping, and the owner wakes up to a written record of what happened and what it cost.

Who it is for

Property managers and landlords running more doors than they can staff a phone for. Self-managing owners who want to keep the control and the margin without making the calls themselves. And the maintenance vendors on the other end of those calls, who need no app, no login and no subscription — a vendor gets a phone call and a job sheet.

Alongside your software, not instead of it

K3YHOLD works next to the property-management software you already run — AppFolio, Buildium, Rentec, Yardi Breeze and others. Today a finished job is handed back as a structured export and handoff. Native two-way sync is the funded next step, not a current feature, and we would rather say that than call it an integration. If you do not run a PMS at all, K3YHOLD works standalone.

Recorded, scoped, and logged

Every opener discloses that the call is recorded, and that disclosure is checked against the transcript afterwards rather than assumed because the call was placed. Every call is traceable to a stored session and its scored evaluation, and outbound destinations are held to a fail-closed allowlist.

Access is scoped by role and every change is written to an audit log. K3YHOLD is US-based.
