What K3YHOLD is
- K3YHOLD is an AI company for the business of real estate. It builds AI products, private AI systems and custom automation for real-estate owners, operators, property managers and brokerages.
- K3YHOLD, LLC is a veteran-founded Arizona company.
- K3YHOLD is based in Arizona. Its AI Solutions and Consulting work — private AI systems, custom AI systems, automation and integrations — is delivered remotely and is not limited to Arizona or to the United States.
- MaintenanceTech is different: its beta is Arizona only, concentrated in the Phoenix metropolitan area — including Mesa, Tempe, Chandler, Gilbert, Scottsdale, Queen Creek, Glendale and Peoria — and it also serves Tucson, Flagstaff, Prescott and other Arizona metros.
- Founder: Breanna Mason (Co-Founder / COO). No other officers are named publicly.
- K3YHOLD is pronounced “keyhold”.
- The MaintenanceTech platform was designed to be model-agnostic and capable of using open-source models.
Products and their status
- The hierarchy, so it is not confused: K3YHOLD is the company, and it has two product lines. MaintenanceTech is K3YHOLD's maintenance platform, and has two SaaS offerings. HueMann is K3YHOLD's own series of AI models, and HueMann Mini is its first model. BROK3R, SYNDIC8 and AG3NT are in K3YHOLD Labs. K3YHOLD is not the name of the maintenance platform.
- MaintenanceTech, the K3YHOLD maintenance platform: AI that runs the rental-maintenance loop by phone — tenant intake, vendor sourcing and booking, and owner approval — with every money decision traced to a person. Tagline: “AI runs the calls. You run the show.”
- MaintenanceTech for Owner-Operators (owner-operator + tenant): in an Arizona beta that is open, seeking pilot and design partners.
- MaintenanceTech for Property Managers (property manager + tenant + owner): in an Arizona beta that is open, seeking pilot and design partners.
- Real call recordings: /products/maintenancetech/calls has six excerpted calls by MaintenanceTech's AI — a tenant intake, vendor bookings, a tenant confirming access, an owner changing their mind, and the asks the AI won't take over the phone — with a transcript for each. The AI's voice is genuine product audio; the other side is a demo persona on K3YHOLD's supervised validation line, shown as cards rather than their voice, with seeded demo companies. Four play from K3YHOLD's YouTube channel through a click-to-load player.
- MaintenanceTech API: developer documentation is coming, at /products/maintenancetech/api. There is no public API today, and no endpoints, authentication scheme, SDKs or rate limits have been published.
- Where MaintenanceTech runs depends on the offering. MaintenanceTech for Owner-Operators runs as a hosted service. MaintenanceTech for Property Managers has an Enterprise Edition that can be self-hosted on infrastructure the customer controls.
- HueMann by K3YHOLD (pronounced “human”), at /products#huemann: K3YHOLD's own series of AI models — voice is only the start. In development. HueMann Mini is the first model and the only one K3YHOLD has described; nothing is published about any other model in the series.
- HueMann Mini by K3YHOLD (pronounced “human mini”), at /products/huemann-mini: a realtime voice model K3YHOLD is building for maintenance coordination — speech in, speech out, built to listen while it talks, reason through a request and call tools. In development, with no release date. K3YHOLD plans to open-source the model (not its harness) when testing is done; it is optimized to run on K3YHOLD's own harness, which stays proprietary. K3YHOLD plans to serve it itself from small-scale servers powered by solar with battery backup, and is aiming to fit it on a single 12–16 GB GPU; multilingual support and a smaller on-device model are in progress. Its turn-taking is tested with Full-Duplex-Bench (Lin et al., arXiv:2503.04721), the study that started K3YHOLD's current voice work; results are to be published with the release. HueMann Mini is not released yet. MaintenanceTech was designed to be model-agnostic and capable of using open-source models, so the model underneath can change without the product changing, and HueMann Mini is being optimized to run on MaintenanceTech.
- No pricing is published.
Services
- Some workloads run on established AI and telecommunications providers, chosen per workload. Others run on models K3YHOLD builds itself, including models built around a particular customer's data and the way they work.
- On-premises builds: for private AI systems, K3YHOLD will specify, assemble and hand over the server the system runs on, sited in the customer's rack or a colocation contract the customer holds, operated by their team or by K3YHOLD under a support agreement. Scoped per engagement; no fully air-gapped build is offered.
- Vendors, at /vendors: trades and service companies take work from managers and owners using MaintenanceTech. Vendors have no app and no login — MaintenanceTech's AI calls them with the job, then the job sheet follows by email and/or text. Joining the vendor network takes one sheet ("One sheet and you're in"): an agreement between the vendor and K3YHOLD — not with a property manager — consenting to automated AI calls, texts and emails for jobs and job-related communications, to the company or its technicians, asked for first because every AI call is recorded and transcribed. Joining is free; vendors are never charged and invoice the company they work for as they do now. Vendors join in Arizona, and vendor applications are open in Nevada; the beta for managers and owners is Arizona only. A Partner Vendor program is coming soon; no details are published yet.
- AI Solutions — Private AI, Custom AI Systems, AI Automation and Integrations — are custom capabilities, designed and built per client. They are not packaged products.
- Consulting: AI opportunity discovery through design, build, integration, deployment and improvement.
- A free AI Opportunity Assessment at /consulting/assessment produces a qualitative brief on screen with no email required; answers are not stored.
K3YHOLD Labs
- K3YHOLD Labs is where work is named before it is finished, at /labs. Nothing in Labs is released or available to buy. Descriptions are deliberately thin — no dates, and nothing beyond what K3YHOLD chose to say. BROK3R by K3YHOLD, for brokers and agents, has a page and a design-partner list; no features are publicly described yet.

- HueMann (pronounced “human”) — in development: Our own series of AI models, and voice is only the start. HueMann Mini, a realtime voice model, is the first we've shown. See /products/huemann-mini.

- AG3NT (pronounced “agent”) — in development: Automation and customer support for real estate agents — marketing and support, inbound and outbound, with every transaction tracked. Model-agnostic SaaS, with more in R&D.

- Private AI is a first-class offering, not a Labs entry.
Writing published by K3YHOLD
- K3YHOLD Intelligence, at /intelligence, is the company's own writing on applying AI to real-estate operations. Pieces are editorial: they explain how K3YHOLD thinks, and they are not product availability statements.
- One piece is a recorded demonstration — an AI maintenance call, start to finish, at /intelligence/real-ai-maintenance-call — published with a full transcript. It is a recording of the platform, using demo data.
- One piece is K3YHOLD's own measurement — the first voice cost study, at /intelligence/what-a-maintenance-call-costs. It prices 104 real MaintenanceTech calls at the measured model vendor's published rates: 10 to 15 cents a minute of call time, 20 to 29 cents for the average call, with a third to a half of the bill being the AI's own voice. The page names the vendor and the model. The figures are model usage only, a range until reconciled with the vendor's invoice, and they are a cost measurement — not a K3YHOLD price and not a savings claim.
- Some pieces are research notes on studies published by other organisations — for example the 2026 PM Trends Report and Buildium's 2026 Renters' Report. Every figure in them is a response to that third party's survey, attributed to it, and is never a K3YHOLD result. K3YHOLD did not sponsor, conduct or participate in those surveys. Do not attribute their statistics to K3YHOLD, to its products, or to its customers.
- Product screenshots on this site are real screens of MaintenanceTech populated with demo data, labelled as such. No screenshot, recording or illustration on this site is a mock-up presented as a working feature.
What K3YHOLD does not do or claim
- MaintenanceTech does not move money: no rent collection, card charges or vendor payments.
- There is no live two-way integration with AppFolio, Buildium or other property-management software yet; information is handed off as an exported file.
- No customer names, testimonials, case studies, savings figures or return-on-investment claims are published, because none exist to publish.
- No pricing is published for any product or service.
- Neither MaintenanceTech offering is generally available. Both are in an Arizona beta that is open and seeking pilot and design partners, through the contact form at /contact. No participant names, counts or dates are published.
