Operate the stay
Move from guest guidance and spatial controls to host readiness, room-level turnover and the next arrival.
For homeowners, estate teams and stay operators
By K3YHOLD
HOM3 turns a home into a spatial, role-aware operations experience. Explore a private estate or short-term rental, move between guest, owner, manager and assigned-team views, and follow the exact room and asset through a service handoff.
Inside the Design Partner Platform
The DPP is an interactive environment for evaluating the proposed experience. Its properties, people and activity are fictional, and its workflows and controls are simulated. The product design and flow are still being refined with design partners.
01
Move from guest guidance and spatial controls to host readiness, room-level turnover and the next arrival.
02
Follow an exact room and asset across guest, manager, assigned-team and owner perspectives.
03
Evaluate how MaintenanceTech workflows become more granular when they are connected to the home, its roles and its spatial model.

HOM3 Tablet View
Tablet View is the role-aware front door to HOM3. A guest can find the thermostat or report a problem. A host can see turnover readiness and open repairs. An owner or estate manager can review the home, its policies and the people responsible for the next step. The same spatial model stays underneath each view; permissions determine what changes.
Tablet 01
Rooms, amenities, house guidance, checkout and permitted controls are placed in the home instead of scattered across messages.
Tablet 02
Hosts and estate teams can move between smart-home status, room checks, policies, issues and arrival readiness.
Tablet 03
A person can identify what is wrong and where it is, then carry that spatial context into the MaintenanceTech handoff.
Tablet 04
The privacy view shows which devices exist, what they measure and which roles can see or change each part of the record.
HOM3 is being designed for more than one operating model. A design partner may prefer a K3YHOLD-hosted service, a private server at the home or office, or a private core with selected outside connections. The DPP demonstrates the self-hosted concept; production home-hub operation, offline behavior and private remote access still require implementation and testing for the final deployment.
Option 01
A managed service path for teams that want K3YHOLD to operate the application layer and its updates.
Option 02
A proposed private hub on hardware you control, keeping core home plans, device history and household records inside your network.
Option 03
Keep the core local while selectively enabling booking, notification or cloud-device connections with a clear disclosure of what leaves the property.
Built on the MaintenanceTech API foundation
HOM3 was built on top of the MaintenanceTech API foundation to demonstrate how the same maintenance workflow can adapt to a more granular home experience. A guest can point to a room or fixture. The manager and service team inherit that context, and the owner sees the outcome. Service dispatch and controls are simulated in the DPP. Design partners are evaluating the integration pattern, location contract and role handoff.
01
Room, floor and fixture context stays attached to the issue instead of becoming a sentence someone must reconstruct.
02
Guests, owners, hosts, estate managers and assigned staff see the part of the home and workflow their role needs.
03
Guest guidance, checkout, repairs, room-by-room turnover and next-arrival readiness can share one operating view.
04
The DPP rehearses who reported an issue, where it is, which role owns the next step and what outcome returns to the owner.
Help finalize the design and flow
We’re looking for design partners to help finalize HOM3’s product design and flow: what belongs on the first screen, how people move between tasks, and where a person needs to make a decision.
Tell us about your company, your interests and who referred you. We review standard requests before sending a sign-in link. A networking QR invitation can approve access after email verification.
Your first 48-hour period starts when you enter. Complete a short survey to unlock another 48 hours, then a second survey for a third 48-hour period.
After the final survey, submit the Design Partner request form. We review fit, priorities and next steps together; evaluation access is the starting point.
HOM3 and SYNDIC8 have separate access approvals. Evaluation activity can be saved to a shared company workspace. Use fictional information while exploring.
