    A call, not an invitation to sign up

    The AI phones you with a real job: what it is, where, and when. It tells you it's an AI and that the call is recorded. You say yes or no on the call.

    Then the details, by email and/or text

    A job sheet with the address and the window, the problem and its photos, how to get in — codes included — and the manager's direct line. The same information the manager has.

    Go-to vendors get asked first

    Once a manager makes you one of their go-to vendors for your trade, their jobs come to you before the platform looks anywhere else.

    You can stop it, permanently

    Tell any caller to stop calling, or reply STOP to a text. It is honoured across every company on the platform, not just the one that called.

Our AI calls a plumbing company about a kitchen sink backing up into the dishwasher, offers the tenant's Tuesday-morning window, and books the visit. When the vendor changes which technician is coming partway through the call, it notes the change and says it will send an updated job sheet.

Our AI calls a plumbing company and offers the tenant's Tuesday-morning window. The vendor is booked up, so the AI offers the next opening on the same call, and the vendor agrees to Wednesday between 3 and 4 p.m.

Near the end of a call with an HVAC company, the vendor asks for the gate code, the owner's approval limit, the tenant's cell number, and what the last vendor quoted. The AI says the gate code and the tenant's number will be in the written confirmation, and declines to share the owner's limit or past quotes.

05 · The one sheet

The one sheet is an agreement between you and K3YHOLD — not with a property manager. It’s your consent to automated AI calls, texts and emails about jobs and job-related communications, to your company or your techs.

Every AI call is recorded and transcribed, so we would rather ask first than assume and just start calling. You confirm your number with a one-time code, so nobody can sign you up but you. We keep a record of exactly what you agreed to and when, and you can take it back at any time.

  • Never bought, never from a lead generator.
  • No marketing or promotional texts, ever.
  • Reply STOP, or tell any caller to stop — honoured everywhere on the platform.
  • Opting out of texts does not remove you from a manager's vendor list.

06 · Questions

Questions trades ask.

Do I need an app or a login?

No. Vendors have no app and no login, by design. You get a phone call, then the job sheet by email and/or text — that is the whole system as far as you are concerned.

Does it cost anything?

No. Joining the network is free, and vendors are never charged.

What trades do you take?

Plumbing, HVAC, electrical, roofing and the other repair trades property managers and owners send work to. If you do maintenance on rental homes in Arizona — or in Nevada, where we're taking applications — apply.

What does the job sheet include?

The address and the arrival window, the problem and its photos, how to get in — codes included — and the manager's direct line. It follows by email and/or text once you've said yes on the call.

Can I turn a job down?

Yes. Every job is offered on the call, and you say yes or no right there. If you're booked up, say so — the AI can offer the next opening instead.

How do I know a call is from K3YHOLD?

At the start of every call, the AI says it's an AI, who it's calling for, and that the call is recorded. If you got one and want to know more, k3yhold.com/ai-calling explains what the AI discloses and how to stop the calls.

What is the one sheet?

An agreement between you and K3YHOLD — not with a property manager. It's your consent to automated AI calls, texts and emails about jobs and job-related communications, to your company or your techs. Every AI call is recorded and transcribed, so we ask first instead of assuming. We walk you through it.

Where are you taking vendors?

Arizona, where the network runs today. We're also taking vendor applications in Nevada as we expand there. The beta for property managers and owners is Arizona only.

Is there a Partner Vendor program?

It's coming soon. Today you join the vendor network with one sheet; the Partner Vendor program will build on it, and we'll share the details when it's ready.

Will I be cold-called or added to a marketing list?

No. Every call is about a specific job, and every message is tied to an active work order or an account action you took part in. We send no marketing or promotional texts, and we never buy numbers or take them from lead generators.

Does opting out of texts remove me from a manager's vendor list?

No. Opting out of automated messages does not remove you from a company's vendor list. Your property manager can still reach you directly, and job details continue to arrive by email.

Am I paid through the platform?

No. MaintenanceTech records quotes, costs and decisions; it does not move money. You invoice the company you work for exactly as you do now.
