How these were recorded

  • 01The AI's voice is the product. Every clip is genuine MaintenanceTech audio; nothing is re-voiced.
  • 02The other side is a demo persona on our own supervised validation line. Their replies appear as cards, not their voice.
  • 03The companies on the calls are seeded demo companies. No real customer, vendor or owner was on any of them.
  • 04Excerpted for time. Personal details were cut out of the audio before publishing, and codes are masked.

The AI takes a maintenance report from a tenant

A tenant reports a slow drain and a leak under the sink. The AI checks who it's talking to, asks what a vendor will need to know, confirms when the tenant is free, and reads the whole problem back before handing it to the property manager.

  1. TenantHello.
  2. AIHi, this is the K3YHOLD AI assistant calling about the maintenance request you submitted today. Just so you know, this call is recorded for quality and training. Before we get into the details, can you confirm your 4-digit PIN to verify it's you?
  3. Tenant[reads their 4-digit PIN]
  4. AIThanks, Miguel. Let’s go through a few quick questions to get all the details right. First off, when did you first notice the slow draining and leaking under the sink—was it today, a few days ago, or longer?
  5. TenantIt was last night.
  6. AIGot it. And since last night, have you noticed if it’s getting worse, staying the same, or coming and going?
  7. TenantIt stayed about the same, it just smelled real bad.
  8. AIThat smell must be really unpleasant. Let's get this moving for you. Have you tried anything to fix it yourself so far?
  9. TenantI tried putting Drano in it. It didn't do anything. I tried lightly plunging it, I don't know if that's good or bad, but that didn't help.
  10. AIThanks for sharing that. Is there anything that seems to make the issue worse—like a certain time of day, running water elsewhere, or changes in the weather?
  11. TenantWhen I run the dishwasher, it definitely makes everything a lot worse.
  12. AIGood to know. Now, is there anything the vendor should know before they come out—like pets, parking, gates, or times to avoid because of meetings or work-from-home?
  13. TenantYes, we have a dog but I'll lock it up. Also there's a security gate—so the vendor just has to buzz my unit number.
  14. AIThanks for that. Now, last thing—let’s confirm your availability. We don’t have any preferred time windows on file yet. When would work best for the vendor to come out—mornings, afternoons, or evenings on certain days?
  15. TenantAnytime today would be great, or anytime Saturday or Sunday.
  16. AIGot it. We've noted: Friday afternoon today, and any time—morning, afternoon, or evening—on Saturday and Sunday.
  17. TenantYes, that's correct.
  18. AIPerfect, thanks for confirming. So to summarize—plumbing issue at 12B, noticed last night, smells bad, and running the dishwasher makes it worse. You’ve tried Drano and plunging. There’s a dog that’ll be locked up, and the vendor should buzz your unit at the security gate.
  19. TenantYes, that's correct.
  20. AIAnything else you'd like me to add before I hand this to your property manager?
  21. TenantNo, that's all.
  22. AIPerfect, thanks for taking the time. Your PM will be in touch soon—have a good rest of your day.

The AI books a vendor

Our AI calls a plumbing company about a kitchen sink backing up into the dishwasher, offers the tenant's Tuesday-morning window, and books the visit. When the vendor changes which technician is coming partway through the call, it notes the change and says it will send an updated job sheet.

04 · Tenant confirmation · electrical · 0:57

The tenant picks how the vendor gets in

Our AI calls a tenant to confirm an electrical repair and asks how the vendor should get in: will they be home, is there a lockbox, or should the vendor pick up a key from the office. The tenant says they'll be home, then switches to a lockbox mid-call, and the AI asks for the combo so the vendor has it (masked on screen).

05 · Owner approval · HVAC · 1:13

The owner changes their mind

A repair came in over the owner's standing approval limit, so our AI called the owner and laid out six options. The owner approved, asked what the problem was, switched to cancelling, then settled on getting more bids, and the AI read each change back and recorded it without arguing.

Near the end of a call with an HVAC company, the vendor asks for the gate code, the owner's approval limit, the tenant's cell number, and what the last vendor quoted. The AI says the gate code and the tenant's number will be in the written confirmation, and declines to share the owner's limit or past quotes.
